Buying a Manufactured Home: What Lenders Actually Require

Manufactured homes are a huge share of affordable housing across the country — and the single biggest source of surprise loan declines. Not because lenders dislike them, but because four specific facts decide everything.

1. Built after June 15, 1976

The HUD code took effect on that date. Homes built before it are "mobile homes" and almost no mainstream financing exists for them. Check the data plate on the electrical panel, the kitchen cabinets, or a bedroom closet — it shows the build date.

2. A real foundation

Lenders need the home to sit on a permanent, engineered foundation — piers with tie-downs at minimum, and often a continuous perimeter foundation for conventional loans. An engineer's certification is the usual proof. Homes that were moved more than once are also harder to finance.

3. Do you own the land?

Two very different worlds:

  • Home + land (deeded): behaves like a normal house for financing. FHA, conventional, and Section 184 programs can all apply.
  • Home only, leased land (a "chattel" loan): the loan is against the home itself. Fewer lenders, shorter terms, higher rates — but it is exactly how most manufactured-home land-lease communities work, and chattel lending exists for this purpose.

4. Single-wide or double-wide?

Single-wides (one section) have far fewer financing options than multi-section homes. Some chattel programs still take them; most land-home programs want double-wides or larger.

The county records step people forget

If you later attach the home to land you own, you must retire the title with your county and record it as real property. The exact process varies by state. Doing this before applying for a loan saves weeks. Doing it after means starting over.
